Whether Monroe gutters are finished or just tired
Monroe splits almost exactly in half and the two halves want different conversations. Around 37% of the housing went up between 1990 and 2009 in the subdivisions that spread out from the town, and those houses are on original gutter that is now due a downspout review rather than a replacement. Against that, 25.7% predates 1970 and sits in the historic core and the older rental stock, where the gutter has usually been repaired several times by several people and the fascia board underneath carries the accumulated evidence of all of it.
None of that, by itself, means anything needs replacing. Aluminium does not really wear out on a domestic timescale; left reasonably clear it will outlast two or three of the fastening systems that have held it and several of the roofs above it. Three conditions genuinely end a run, and we check for them before quoting new metal anywhere in Monroe.
- The trough has corroded through: actually perforated at the bottom of the channel, not stained or chalky on the outside. The metal either side has lived in the same conditions and is at the same stage, so patching buys a season.
- The fascia has nothing sound left to fasten into. A board that has been spiked, re-spiked and then re-hung has a line of enlarged holes along it. At that point the board and the run come off together.
- The system is wrong for the roof rather than tired. Where every symptom traces back to too few or too small outlets, repairing it rebuilds the fault. Replacing gives us the chance to set drop positions from the roof planes instead of inheriting the original mistakes.
What is not on that list: sagging, leaking at the mitres, standing water, spikes standing proud, or overflowing in heavy rain. Every one of those is a repair with a published price, and between them they are most of what gets quoted as a replacement in this market.

The older core has the mature street planting you would expect of housing that age, with large hardwoods directly over the roofs on several of the streets nearest the centre. The subdivision half is more open and its trees are still well below roof height on many lots. Union County generally is more agricultural and less densely wooded than Mecklenburg, so the debris load across Monroe as a whole is lighter than the metro average, but it is concentrated very unevenly.
What is up there now
Two clear populations again. The 1990s and 2000s houses carry 5-inch K-style on hangers with builder-minimum 2x3 downspouts. The pre-1970 core has been through at least one and often two gutter generations, so what is on the house now could be anything, and the meaningful question is not what profile it is but how many times the fascia has been fastened into. A board with three sets of old holes in it has very little sound timber left within reach of a new screw.
Permits and where water goes
Hanging gutter on an existing house does not normally require a building permit anywhere in this service area, and we will tell you that rather than adding a line for a permit nobody filed. What can require one is tying a downspout into a buried or municipal storm drainage system, which is reviewed locally and occasionally differs from one address to the next. In Monroe that review sits with either the City of Monroe or Union County depending on where the property line falls, and the boundary is genuinely intricate here, so we check the address rather than assuming from the postal town.
