What is holding the gutter up in Indian Trail
5-inch K-style aluminium on hidden hangers, almost without exception, with 2x3 downspouts at the minimum count the builder could get away with. The fastening is sound and the fascia is young, so replacement is rarely warranted here. What these houses want is the mitres re-formed and, on the larger roof planes, an extra drop or an upsize to 3x4, a few hundred dollars of work on a system people are frequently quoted thousands to replace.
That matters because gutters in this region almost never fail in the metal. They fail at the fastening, and there are only two fastenings in common use. Spike-and-ferrule is a long nail driven through both walls of the gutter into the fascia, standard on houses built before roughly the mid-1990s. A nail holds by friction along its shank, wet timber surrenders that friction first, and every thermal cycle and every load of soaked debris draws it a fraction further out. Once it stands proud you cannot fix it by hammering it back, because the hole is now bigger than the nail. Hidden hangers screw into the board instead, and a thread engages timber rather than gripping it.
So the diagnosis on any leaking or sagging run in Indian Trail runs in one order: test the board, then choose the fastening, and only then discuss sealant. A bead of sealant over a joint that is moving buys a season, which is why so many gutters here carry three visible generations of somebody else's attempt.
Where the board is sound, re-hanging on hidden hangers at 24-inch centres with the pitch reset is $4 to $8 a foot and it lasts. Where it is soft, the fascia is the repair at $12 to $22 a foot, and hanging new gutter on wet timber is buying the same failure again at full price. We probe before we quote, in Indian Trail as everywhere else, because a stained board and a rotten one look identical from the drive.

What Indian Trail itself changes
The housing in Indian Trail
Indian Trail has one of the two most concentrated housing cohorts in the metro: 59.6% of it was built between 1990 and 2009, with a median of 2004. Streets here went up in single seasons, which means the gutter on every house in a cul-de-sac was hung in the same month by the same crew to the same specification. The practical consequence is that these houses do not fail one at a time. Mitre sealant reaches the end of its life across a whole street within a couple of years, and we regularly do three or four houses on one road in a fortnight because the first neighbour noticed.
Getting to the gutters
About as easy as this work gets. Modern subdivision layout means wide driveways, level ground, generous side clearance and predictable two-storey elevations, so ladder positions are straightforward and the trailer parks close to the runs. It is one of the few towns where a phone quote is reliably accurate, because there is very little variation between one house and the next.
Permits and where water goes
Hanging gutter on an existing house does not normally require a building permit anywhere in this service area, and we will tell you that rather than adding a line for a permit nobody filed. What can require one is tying a downspout into a buried or municipal storm drainage system, which is reviewed locally and occasionally differs from one address to the next. Indian Trail addresses are reviewed by the Town of Indian Trail together with Union County, and the newer subdivisions frequently have engineered stormwater arrangements already in place that a downspout can be tied into properly.
